Summer Update

Hello friends and neighbors!

 

We hope you have enjoyed many days, weeks (and maybe months!) at the lake this year! We are so thankful for our time spent with all of you in this beautiful place.

New Board Members

We owe an ENORMOUS thanks to Jay Winters, Josh Hartley, Genni Reilly and Taryn Striegel for serving our community on the Board. They will certainly be missed, but some are still serving on our committees and they are all still very much available for casual hangs at the beach.

 

We welcomed some new members to the Board in July: Reg Esau, Susan Jobb, Tyler Martyniuk and Cynthea Yestal. If you haven’t yet, please introduce yourselves to them, and check out their bios so you can get to know them a little better. Greg Caldwell, Danae Hordyk and Kiera Wright will remain on the Board through June 2025.

Summer Recap

 

Whew! A lot of fun was had, and memories made. Slip n' sliding, wiffle balling, frisbee (and 9-hole) golfing, boating and floating in the lake... Kids (of all ages) learned to surf, foil, paddleboard, pickleball and more...we shared meals (and beverages) with neighbors and enjoyed yummy food and drinks at "The Point"...and our kids spent all of their money buying candy and popsicles at the store. A HUGE thank you to the Fun Committee and HOA staff for all their hard work to entertain, engage--and clean up after--all of us throughout this incredible season.

 

We enjoyed Happy Hours, Bingo, karaoke nights, 4th of July/Canada Day fireworks, crafts for the kids, s’mores at the fire, pool parties and most of all Sports Weekend! Thank you to everyone who volunteered to help run events throughout Sports Weekend – we couldn't have done it without you! – and to everyone who donated items to the silent auction, bid on items, made/purchased lemonade and bracelets, and donated cash.

 

Our fundraising campaign to “Feed the Oroville Community” (benefiting the Oroville Food Bank and No Paws Left Behind) was very successful again, raising $29,000!!

 

Thank you Fun Committee…Kristin Conklin, Jami Rice, Mike Elhard, Mike Moug, Tina-Marie Bradford, Danae Hordyk, Rhonda Hinkley and Marty Wachtel…for all of the planning, organizing, and hard work! Plans are already in the works for next year. It's going to be another great one!

Package Delivery

THANK YOU to our dedicated HOA service staff for tirelessly delivering all of our packages (and picking up our trash!) this season. Some of us may have contributed to the major influx of [mostly Amazon] deliveries...

 

Please remember to use "299 Eastlake Road" for all package deliveries (you can include your cottage address in the Suite/Apt address line).

Package Delivery

Parking Passes are Required: If you do not have a parking sticker for your vehicle, please request a new or replacement sticker from the HOA Office or email Rhonda Hinkley.

 

Maintenance Requests: Please utilize our NEW cottage-specific QR code magnets--that link homeowners directly to Limble, our maintenance ticket system--to submit maintenance requests.

 

If you have not yet received your magnet, please stop by the HOA Office to pick it up or email the Front Desk to have it delivered.

EV Charging Stations

 

We are getting closer and closer to the installation of payment systems to our current EV charging pedestals. Thank you for your patience through this process!

 

Our EV payment systems will initially charge $0.20/kWh, less than most Washington State EV charging stations, and these funds will help to recoup installation costs and offset electrical usage fees.

 

In the meantime, please follow these handy dandy charging maps in order to maximize the number of vehicles that are able to charge at once AND please remember to return the charging plug safely to its dock after charging.

 

Please also remember that parking along the roads and lanes at Veranda Beach is limited to 30-minute loading and unloading, so please avoid charging vehicles at your cottage unless it has a garage or driveway available for long term parking.

Policy Reminders: Rentals, Renovations & more

 

RENTALS: According to our Rules & Regulations, the ONLY rentals allowed at Veranda Beach must be through an HOA-approved rental agency. (The current list of approved agencies can be found here.) *Please note: Vortex VIP dba Veranda Cottages is NOT currently an approved rental agency. More information about renting your cottage is available on our website.

 

RENOVATIONS: As stated in the Architectural Guidelines, "The objective of the review process is to promote the harmonious development of the neighborhood, preserve the character and integrity of the community and to enhance the HOA owner's investment". In 2024, the Landscape Committee developed a similar set of guidelines.

 

Make sure to get in touch with Rhonda before undertaking any construction or modifications to the exterior of your cottage, the landscaping (including patios and driveways) in your yard, or any other exterior changes to ensure you have the required approvals in place!

 

...and MORE: We also want to remind the community about our Construction Policy. This policy outlines everything from sand control to the weight of vehicles allowed on our community roads, and more. If you are about to build or renovate – it is a must read. All HOA adopted policies can be found on our website.

Safety, Security & Emergency Alerts

Please be mindful of our posted pool and spa rules, and all of our Rules & Regulations as you're enjoying your time at the lake. All HOA staff are certified in first aid, CPR and AED operation. An AED is mounted just outside the gym/HOA Office, first aid kits are available in the HOA office and at the Veranda Beach Marina. If an urgent matter arises after office hours, notify security (509-560-0432). If you're unable to reach security, and the matter is urgent, please CALL HOA Manager, Rhonda Hinkley at 509-560-3612.

 

Okanogan county is currently under a "BURN BAN", restricting all recreational fires. The fires in surrounding areas continued this summer, and while we all enjoy watching the fire bombers fly over, we want everyone to be prepared in the event of future emergencies. Please sign up for Okanogan County Emergency Alerts and, to support firefighting efforts, any boats or other watercraft should vacate the lake when firefighting aircraft (water bombers and helicopters) are in the area.

 

Please note: Cell phone calls to 911 from Veranda Beach often route to Canada. The City of Oroville Police Department can be reached at 509-476-2913 or Okanogan County Sheriff at 509-422-7232.

 

Our website provides air quality updates from the Oroville IQAir stations, and get real time weather information, thanks to several of our Veranda Beach neighbors.

Update from Mary Hughes...

Mary Hughes has announced that it is not feasible for her to pursue the purchase of the Veranda Beach Property Management business (LRMUS) at this time. Mary maintains a keen interest in the success of LRMUS and cottage rentals.

 

Mary will continue to provide bookkeeping services to the HOA and looks forward to seeing more of your smiling faces in the office.

Spring Update

Hi friends and neighbors!

 

We are well into Spring and quickly approaching SUMMER!! Many of you have spent Easter, Mother’s Day, Canadian long (Victoria Day) weekend and Memorial Day weekend at the lake already – a few even caught the INCREDIBLE northern lights display in early May.

 

Our Veranda Beach Easter bunny “Boo” got all spruced up and joined our staff in hosting a wonderful Easter egg hunt for the community. The pool is OPEN (a BIG thank you to Rhonda and her team for the quick turnaround after resurfacing), and more fun, social events have already started happening.

 

A BIG THANK YOU to Corey Yestal, Tony Van Der Made and any others who assisted in taking down the rink this spring, as well as to Rhonda and her crew who hauled away and disposed of our large items following the May long weekends.

Spring has continued to be busy for the Board!

 

In case you missed them, here are some highlights…

 

  1. 2024 EVENTS – The Fun Committee has continued to work hard and has been preparing for 2024. You can find the 2024 Events Calendar HERE. REMINDER - most Happy Hour events this summer are BYOB and bring appetizers/treats to share!
  2. AMENITIES Survey – THANK YOU to everyone who participated in the survey. The Amenities working group (a subset of the Board) has worked hard to sift through the results, figure out what is possible and from there determine which things to pursue. (More info below)
  3. ELECTIONSWe need THREE new Board members this year…could YOU be one of them? (The deadline to declare your candidacy is TOMORROW, 5/31 - Details below)
  4. EMERGENCY AND SAFETY REMINDERS – Please observe all published and posted safety rules and take note of emergency and after-hours numbers. (Details below)
  5. RENOVATION and EXCAVATIONPlease work with Rhonda and our committees to obtain Board approval BEFORE making any changes to your own cottage exterior (including the addition of doors, windows or other modifications to your cottage AND/OR veranda), or making any changes to HOA common property, including, but not limited to, the removal of any vegetation from HOA beaches or common areas. 
  6. PARKINGPlease remember that our parking rules are in effect ALL YEAR. Veranda Beach roads and lanes should be used only for temporary loading and unloading, then vehicles must be moved to provided parking areas. Watercraft trailers (or other trailers) may not be parked in the Veranda Beach community (unless inside privately-owned garages) during high season summer months (July and August) and must be moved offsite once watercraft has been launched/unlaunched.

  • LRMUS UPDATE “LRMUS is pleased to announce the sale of our Veranda Beach Property Management business to Mary Hughes. Mary, former accountant of LRMUS, is well known to Veranda Beach Homeowners, having been employed by the property manager as well as the HOA for several years. Mary brings a wealth of experience in management and accounting to the Resort along with an intimate knowledge of the Veranda Beach Community, its assets and amenities. Mary's company, Veranda Beach Management LLC will continue to serve Veranda Beach Owners with professional rental management services, continued operation of the store and has plans to upgrade and expand services to the community. We are very excited to see the infusion of energy and enthusiasm that the new ownership is bringing to property management at Veranda Beach and wish Mary the very best in her new endeavor.” -Lisa Hammond

Amenities Survey:

 

We appreciate your ongoing support and patience with us as we have been working hard on a deep dive into the survey results. We have come away with some top contenders and weighed the possible options against our available HOA spaces. A BIG thanks to Josh Hartley for all of the research, measurements, and cost analysis he has put into this project. This is not a “one and done” situation but will take time to work through these projects over the coming months and years.

 

Here is where we are right now…

 

The TOP, most supported, investments in the survey were:

  1. Pickleball court
  2. All weather hot tub
  3. Activities center
  4. Sports court
  5. Expanded gym/fitness center
  6. Additional trails

 

You’ll notice that some have been listed in BOLD and some in italics. Those in BOLD are the options we are preparing to execute on as soon as the common areas we need (i.e. the existing pickleball/Honeysuckle area, trails, etc.) have been legally transferred from the developer. (We have been told by the developer that is in process and should be finalized very soon.) Those in italics, while certainly top priorities, require more significant spaces than the HOA currently owns, but will remain on our radar for execution when the right opportunity presents itself.

 

Some cool, smaller items in the works are…

  1. Bike racks our maintenance crew has completed one and placed at Village Center. Once painted the next rack will be placed at Marina
  2. EV charging stationsthe addition of paid meter systems to our existing charging stations is coming soon and will (hopefully) allow for more efficient use
  3. Pool shade we are working on the addition of shade to the pool area, particularly focused over the kids/wading pool  

 

ELECTIONS!

 

Our next Board election period is upon us! We have THREE seats that are up for election as Jay Winters, Genni Reilly and Josh Hartley will wrap up their service to the community on June 30, 2024. We are SO thankful for the sacrifices they have all made to support this community through ups and downs, twists and turns, and everything in between. We have all loved working with them and are so grateful for the contributions they have made, so…good luck filling their shoes…kidding!

 

Greg Caldwell, Taryn Striegel, Kiera Wright and Danae Hordyk will all continue as members of the Board with terms ending next year on June 30, 2025, and we look forward to welcoming three new members to the team in July.

Election Deadlines and Dates:

  • By the LAST MOMENT of May 2024 (TOMORROW)– Declaration of Candidacy

Candidates must notify Rhonda Hinkley by email (or mail) of their intention to run in the election by Friday, May 31st at 11:59 pm. This deadline will be strictly enforced.

 

  • Sunday, June 2nd – All homeowners in arrears of HOA dues will be notified that full payment must be received by June 12th or their voting rights are suspended (will not be able to vote in election) 
  • June 12th – Deadline for HOA Accounts to be fully paid and current to retain voting rights. Any accounts still in arrears will be ineligible to vote in election.
  • Saturday, June 15th (3rd Saturday of June) at 10am – Virtual "Meet the Candidates" Town Hall
  • June 19th to June 30th – Let the Voting Begin!

Electronic voting will open Wednesday June 19th, and will close at 11:59 pm on Sunday, June 30th. E-ballots will be sent to only one homeowner, designated as the voter, for each cottage address.

  • Saturday, July 6th at 9:00am – Annual General Meeting (AGM) – Results Announced

 

Emergency and Safety Reminders

 

In case you missed it, our HOA Rules & Regulations have been updated this year. Please take a moment to read through and familiarize yourself with these changes. Our community rules are in place to protect the people, pets and property in our beautiful community. In addition, please observe and respect posted pool and spa rules, as well as any other temporary or permanent safety and security notices and contact HOA staff with any questions or concerns.

 

The fires in Oroville/Osoyoos, and Kelowna, last summer hit way too close to home and we want everyone to be prepared in the event of future emergencies. Please sign up for Okanogan County Emergency Alerts, and please note, cell phone calls to 911 from Veranda Beach often route to Canada. An emergency phone is located on the Pool House wall, and the Oroville Police Department can be reached at 509-422-7232 or 509-476-2913. An AED (defibrillator) is located on the south wall between the HOA office and Fitness Center south doors, and a first Aid kit is in the HOA office.

Our family is wrapping up two baseball seasons, elementary music groups, spring hockey, and trying to cheer on the Kraken...and Canucks...and Oilers...hoping SOMEONE will bring home the Cup!?

 

We’ve enjoyed several weekends in the BC lower mainland (even if stuck inside at the rink) and some fun escapes to sunny places these past couple months. We’re gearing up to pickleball, corn hole, golf, boat, surf, swim, relax and make MANY, many memories with you all this summer.

Winter Update

Hello friends and neighbors!

 

Winter at the lake has reached both ends of the temperature spectrum between the sadly-too-warm-to-skate-but-sometimes-sunny weather of December, to the bitter cold of January that kept our staff on their toes trying to mitigate freezing cottages.

 

It feels like we are seeing more and more homeowners at the lake during the off season and it’s AWESOME! Many celebrated holidays at the lake with New Year’s Eve fireworks, New Year’s Day polar plunge, skiing and snowboarding, wine tasting, bowling and movie days, MANY social gatherings with friends, and a warm, welcoming HOT TUB during the holidays! A BIG thank you to our HOA staff for keeping an eye on our cottages while we’re away…and keeping the hot tub going too.

 

Winter has not slowed down the work of the Board and you have likely noticed the uptick in communications lately. Thank you for bearing with us! Whew!

In case you missed them, here are some highlights…

 

  1. Meeting TIME CHANGEOur 2024 monthly meetings will now take place on the FOURTH Tuesday of each month at 7PM VBT (Veranda Beach Time)(except for December 2024) – meeting recordings are posted following each meeting and will remain available for one year.
  2. Anchoring and Mooring FAQThis document was a collaboration between VB HOA, the DNR and VB Marina in an effort to simply provide all of the information in one place.
  3. AMENITIES SurveyTHANK YOU to everyone who participated in the survey. The Amenities working group (a subset of the Board) is busy working to sift through the results, figure out what is possible and from there determine which things to pursue. Stay tuned!
  4. COMMUNICATIONS Guidelinesupdates to our HOA Communications Guidelines were approved by the Board in December 2023. These updates include footnotes pointing to the rules/reasons for certain communications as well as opening up the Board to the use of social media for informational purposes.
  5. COMMITTEE recruitmentTHANK YOU to all of the volunteers who have stepped up to serve (or continue serving) on one of our committees for 2024.
  6. RULES & REGULATIONS Updates to our HOA Rules & Regulations have been in the works for many months and were just approved by the Board at the February 2024 meeting.
  7. ENFORCEMENT Policy Updates to our HOA Enforcement Policy have been in the works for many months and were just approved by the Board at the February 2024 meeting.
  8. 2024 EVENTS – The Fun Committee has continued to work hard and has been preparing for 2024. You can find the 2024 Events Calendar HERE.
  9. COMMUNITY DIRECTORY – We have the opportunity to utilize a community directory feature on our HOA website and will be working to get it all set up in the next couple months. Homeowners were given the opportunity to opt-OUT via survey ending 2/29/24. Homeowners who would like to change their opt-IN/OUT status may contact Rhonda at any time.

Enforcement: Private rentals, Architecture and Landscape Compliance, Parking and more…

The Board has heard the community’s calls for increased enforcement on all levels, and we want you to know that it is happening. We are following the guidance laid out in the recently updated HOA Enforcement Policy, and many communications about non-compliance have gone out to homeowners over the past several months. The Board is actively working toward compliance with those homeowners, and we appreciate your continued support in following the rules and regulations laid out to best protect the community we all love.

Our family is gearing up for baseball season for Zander and Ryder while wrapping up Ryder's regular hockey season and diving into spring hockey! (And little sister, Quinn, is along for the ride to cheer on her brothers!) We enjoyed New Years and mid-winter break at the lake with family and friends, and look forward to spring and summer.

Fall Update

Hello friends and neighbors!

 

We hope you are staying warm, well and enjoying some fun, fall festivities. The seasons have changed at the lake and we are thankful to have caught a glimpse of both colorful leaves on the trees, and the sunny, cold beginnings of winter. 

 

Your HOA Board had its 1st [hopefully annual] retreat in early November! We spent a couple days walking the property, meeting extensively on our strategic goals, and just generally GETTING. STUFF. DONE! It was a great time of team building, and making solid progress on initiatives that will make Veranda Beach better and better.

 

This fall, many families enjoyed time at the lake for Canadian Thanksgiving, a solid team of volunteers built the rink (now, we pray for freezing temps!), and a few families spent American Thanksgiving at VB too!

A few recent updates you should know…

 

  • APPEALS – The Board adopted a General Appeals Process Policy at its October meeting, to address homeowner-specific appeals (e.g. appeal of fines for minor or major infractions, or the denial of a landscaping change request for a cottage).

 

  • 2024 BUDGET – The Board will host a special 2024 Budget Ratification Meeting on Saturday, December 16th at 10am with electronic voting immediately following. The HOA staff, Finance Committee and Board have worked hard over past couple of months to present the 2024 Budget. At the Board meeting on November 21st, your Board of Directors adopted the proposed 2024 budget. Please watch for an email from Rhonda on or around December 1st that will include a budget ratification package.

 

  • 2024 EVENTS – The Fun Committee has continued to work hard and preapre for 2024. You can find the 2024 Events Calendar HERE.

Summer Update

New Board Members

We owe a HUGE thanks to Geoff Killam, Kari Grist and Marty Wachtel for their hard work and noteworthy contributions to the community and the Board. Greg Caldwell has been re-elected for his second term on the board; and, we welcomed some new members to the board: Taryn Striegel, Kiera Wright and Danae Hordyk (that’s me!). If you haven’t yet, please introduce yourselves to us, and check out our bios so you can get to know us a little better. Jay Winters, Josh Hartley and Genni Reilly will remain on the Board through 2024.

Summer Recap

 

We owe the Fun Committee a BIG thank you for all their hard work to entertain, feed, and engage all of us in many fun things throughout the season. We enjoyed numerous Happy Hours, Bingo nights, karaoke nights, 4th of July/Canada Day fireworks, crafts for the kids, s’mores at the fire, pool parties and most of all Sports Weekend! Thank you to everyone who volunteered to help run events throughout Sports Weekend – many hands truly made lighter work – and to everyone who donated items to the silent auction, bid on items, made/purchased lemonade and Rice Krispie treats, and donated cash.

 

Our fundraising campaign to “Feed the Oroville Community” (benefiting the Oroville Food Bank and No Paws Left Behind) was incredibly successful, raising $36,000!!

Policy Reminders

 

As stated in the  Architectural and Landscape Guidelines, "The objective of the review process is to promote the harmonious development of the neighborhood, preserve the character and integrity of the community and to enhance the HOA owner's investment".

 

Make sure to get in touch with Rhonda before undertaking any construction or modifications to the exterior of your cottage, the landscaping (including patios and driveways) in your yard, or any other exterior changes to ensure you have the required approvals in place!

 

We also want to remind the community about our Construction Policy. This policy outlines everything from sand control to the weight of vehicles allowed on our community roads, and more. If you are about to build or renovate – it is must read. In the event of a violation of these guidelines, the Board may pursue violations in accordance with the Enforcement Policy.

Emergency Alerts

The fires in Oroville/Osoyoos, and Kelowna, hit way too close to home and while we all enjoyed watching the fire bombers fly over, we want everyone to be prepared in the event of future emergencies. Please sign up for Okanogan County Emergency Alerts, and please note, cell phone calls to 911 from Veranda Beach often route to Canada. The Oroville Police Department can be reached at 509-476-2913.

 

Our website provides air quality updates from the Oroville IQAir stations, and get real time weather information, thanks to several of our Veranda Beach neighbors.

 

Thanks also to all of the Veranda Beach families who worked tirelessly, giving of their muscles (and food!) to support the Oroville Golf Course in executing critical repairs to its irrigation system, destroyed by the fire. You’re all amazing…and probably still sore after that!

Hello everyone!

Summer is here and it's time for fun at Veranda Beach! The Fun committee and our HOA staff are in full swing making sure there are plentiful activities for kids and adults. Check out the activities calendar on the boardwalk or online. Coming up soon, Fireworks and Cornhole Tournament, keep an eye out for more info!

Sport Weekend nears and we need you! If you would like to volunteer, please contact Rhonda and she will get you connected to the organizers. Keep an eye out for Sign up sheets coming soon.

The movies on the Green Space have returned! A big thank you to Lisa Hammond and LRMUS for donating the use of the equipment and movies. Thanks also to LRMUS as the EV chargers have also been moved over to the HOA. Power had to be changed over to a new meter so we apologize for any inconvenience this caused to the community, they should be back up and running. Future expansion plans are also in discussion regarding EV chargers, so stay tuned!

If you missed the monthly board meeting and would like to listen to the recording, please contact Rhonda. We have our AGM coming up on Saturday July 1st 9am on the main green space. Hopefully everyone can make it! The election results of your new board members will be announced then. Speaking of new board members, if you missed the Town hall on the 24th and would like to listen to that contact Rhonda as well. We have a great group of volunteers stepping up to run. Big thanks to all of them!

Parking enforcement is coming! We have had some issues with people parking in the one-way lanes. These are strictly for loading/unloading. While the enforcement of these rules has not always been 100%, it has always been a safety issue and the CCRs do not allow extended parking. Emergency vehicles need to be able to access these lanes at all times. Also, our community is big on letting the little kids run around. Having vehicles on the lanes creates blind spots and dangers that should be avoided. Keep an eye out for more information and please park only in the designated parking lots. This is year round and separate from the rules regarding boat/trailer parking.

To finish this off on a personal note, I would just like to thank all of you in the community for allowing me to serve you as a board member. I have learned a lot about this great community we have and everything it takes to make it work. Thank you to the amazing board members that I have served with, we have accomplished so much in the last few years. Thank you to Rhonda for all the tireless hours putting what the board decides into action, you and your staff allow us to enjoy this place far more than would otherwise be possible. This is an amazing place and will continue to be that way because of the people in it.

Hello Everyone,

Spring is here and the weather has already been great at the lake! The pool is open, the Diner will be open soon, and events have already started happening. We had a successful happy hour last weekend. Coming up this weekend we have Bingo, Happy hour, and live music! Check the website events calendar, Facebook, and the bulletin board on the boardwalk for up-to-date things going on at the lake.

At the board level things have settled down quite a bit. If you attended our most recent meeting, you would know about the upcoming elections for board members! If you are interested in running, please contact Rhonda ASAP. You only have until May 31st to submit your candidacy. 

Things around the community are starting to shape up as the summer season approaches. You will see our maintenance and landscape crews hard at work. There is work being done on the kiddie pool, but the main pool is open and ready for fun.

There has been some confusion in the community regarding some policies and decisions made by the board. If you or anyone you know has concerns or questions, please reach out. There are links available to past board meetings where we have discussed in depth all decisions made and why. If anyone has lingering specific questions, we are always happy to answer them as best we can. We are all volunteers and strive to do our best concerning all things when it comes to our Happy Place here at Veranda Beach.

With all that said, I hope everyone gets to spend a lot of time at the beach this summer. Your Fun committee has a lot planned. It will be a great time for friends and family, new acquaintances and old.

Hi Everyone!

It's been a busy off season with no signs of it slowing down as we roll towards the spring and summer seasons. We are hopeful that everyone is thawing out from the long winter and ready to get back to the beach! 

We had a bunch of great additions to our committees. Thanks again to all of our volunteers. Our community would not be the great place it is without the thankless work being put in behind the scenes.
New homes are still under construction in the community. The board is working hard with the Architectual and Landscape committees, along with the homeowners, to get these finished and ready for the season.
Gate and Playground update: Thank you everyone for all the comments we received regarding these considerations. The board is re-evaluating but does not expect to proceed with the proposed gate or playground features this year. However, there are other security features still under discussion.
Fun Update: There will be Easter weekend events happening at the beach! Saturday April 8th we will have crafts, an egg hunt, the return of the chili cookoff, and some community cleanup efforts! Check out the calendar on verandabeachhomeowners.com or Facebook for information.
Rental Update: For those who rent or plan to rent, check out the updated [Approved Rental Agencies] list. Please remember that renting without an agency or using one that is not approved will be subject to fines directly to you as a homeowner on a PER Night basis. These rules are in place for the safety and well-being of our community and will be enforced.
Reminders:

New cottage door card system is in place. Please call Rhonda a couple days or so before you arrive so that she can have your cards ready for you!
The next board meeting will be held via Zoom on April 18th, 2023. Please join us and stay up to date on what is happening here at our favorite place on Earth!

Dear Neighbors, 
 
Well the seasons changed fast at the beach going from sunny and balmy to cold and snowy – what’s with the snap of cold weather that we are having? Good thing that the rink is up now. Putting up nets, lighting, and icing it are next on the rink agenda. Hearty thanks to Greg C, Derrick H, Simon P, Mark G, Scott G, Chris and JR S for all their hard work getting the structure up.
 
As always there is a lot going on at the beach. So here is what’s new this month:
 
1.     As a reminder from last month’s newsletter our LRMUS services agreement (3 year agreement) is due to expire at the end of 2022. Earlier this year LRMUS notified the HOA that they would not be renewing the agreement (and that they were not willing to continue to rent space to the HOA in the administration and utility buildings). So what does this all mean? In short the agreement primarily covered 4 main components – administrative front desk services, janitorial and maintenance services, mail/package handling services and rental space in both the Admin and Utility buildings for the HOA team to work from. The Board approved a transition plan at its October meeting which includes moving our HOA Manager/Security to a repurposed Activity Center effective December 1. We recognize the Activity Center is an important amenity for our community and the Board intends find a different solution over the long term. Additionally, we are securing offsite storage and work space for the maintenance and landscape crews, as well as hiring some staff to help the HOA replace the services historically outsourced to the LRMUS team.
 
We hope you all will peruse and familiarize yourself with the detailed plan approved by the Board (which is intended to be updated as we progress with the transition). Please see link HERE. We would appreciate any and all feedback that you may have once you have reviewed the plan.
 
2.     Remember, if you are planning on renting your cottage, new rules adopted earlier this year by the Board (link HERE) provide that you must rent through an approved Rental Agency or you could be subject to significant fines. The Board will be publishing its first list of approved rental agencies in early December. LRMUS and Veranda Cottages (Vortex) are aware of the new requirements, but if you have a different preferred rental agency then please let us (and them) know right away so that Rhonda can get them the application package to be put on the approved list.
 
3.     Both the Finance committee and Board have been hard at work this past couple of months working on the 2023 Budget. At the most recent board meeting your Board of Directors adopted the 2023 budget as presented. Please see link HERE for the 2023 proposed HOA budget. A special online meeting with Homeowners for budget ratification will be held on Saturday Dec 17 at 10 am PST with electronic voting being held immediately thereafter. Please watch for an email from Rhonda on or before Dec 2 that will include a budget ratification package.
 
4.     Have you ever wondered what your HOA has done for you lately? Well you don’t need to wonder any more. Please see link HERE to a recent FAQ - What my HOA does for me. It is pretty comprehensive list! If you think we have missed anything please let us know.
 
5.     Please don’t forget about the 2022 Turkey Dinner Campaign for the Oroville Food Bank. The Veranda Beach community has a tradition of generously supporting the Oroville Food Bank to help struggling local families celebrate Thanksgiving and Christmas. Each donation of $25 will provide a turkey with trimmings to a family. This special community that has given us so much needs us again. If you would like to donate to this campaign, please email Rhonda at rhonda@verandabeachhomeowners.com or Mary at Maryh@verandabeach.com and let them know your donation amount that you would like to contribute for Turkey dinners and trimmings. We thank you in advance for your generosity. For our Canadian neighbors we hope you all had a fantastic Thanksgiving and for our US owners we hope you all have a restful and gratitude filled Thanksgiving. Don’t forget about the upcoming Turkey Wobbler at Veranda Beach this US Thanksgiving.
 
Lots has been happening at Veranda Beach this month. So here is what’s new:
 
  •  In the Board of Directors approved a new construction policy for both new builds and renovations. We have updated the policy over the last month to bring more clarity to the renovations process. If you are thinking of doing renovations on your cottage, please see the VB Construction Policy that was updated and approved at the October board meeting. Please see link HERE and reach out to Rhonda Hinkley if you are starting to plan a renovation.
 
  • Veranda Beach’s incredible aesthetic is in large part due to the Architectural Design Guidelines that we have always had in place. The last time the guidelines were updated was in 2014. Over the last month the board approved a Consolidated Architecture and Design Guidelines. Please see link HERE if you are renovating the exterior or your cottage or planning to build a new cottage.

  • The Finance Committee is hard at work on the 2023 Budget. So watch your emails in November/December for Budget presentation and ratification dates.
 
  • Now to some more fun stuff! Work is starting on building the ice rink at VB on November 5th. Our handy group of hockey dads are heading up to ‘get er done’ for the 2022/23 season. If you feel like volunteering to help build one of the most fun seasonal amenities just let Greg Celmainis or Derrick Hordyk know. Then we just cross our fingers for cold weather.
